Exclamation Will a mortgage company remove a 30-day past due?

Will a mortgage company remove a 30-day past due? If so, What excuses are valid?

I purchase properties and rent them to tenants. One of my properties is in another state and I have had a management company handling the collection of rent and paying the mortgage. I was recently denied a loan on another property because there is a 30-day past due showing on the out of state mortgage for last October. The property management company will not take responsibility. This 30-day past due basically shuts down the growth of my business.

I am sending a request to have the past due reporting removed. What are some good excuses that they will accept?
