Default Late Payments Reporting After Foreclosure

My home was foreclosed upon and sold in a sheriffs sale in April of 2010. Upon recently pulling my credit report I notice that 120 days past due payments are shown as late as January of 2011. I have been told that they are not to record late payments after the date of the default notice but for sure never after the date of the sheriffs sale. I filed disputes with the big three and so far got one answer back from Trans Union where they removed the late payments for April and May of 2010 but still report late from Jun 2010 until January of 2011. I'm still waiting on the disputes to the other two companies and the one I filed with the mortgage company. Does anyone else have any info on this situation?

How many days has it been since you filed the dispute? A lot of times it takes a couple times for them to do everything that they are supposed to do. Be patient and each time you get an updated letter, make sure you follow up with them and let them know what they still need to do in order to be accurate with your credit report.

It is not improper to continue to report delinquencies after an account is closed. If they continue to bill for the unpaid debt, and payment is not received by the due date, it still constitutes a delinquency. It happens all the time for charge-offs. Delinquencies can continue to occur after account closure.

The notice of a default is a notice account closure and of intent to take further actions. It does not terminate the collection of the debt. Once the property is disposed of, there can still be remaining debt in the form of the difference between what they profited from the sale and the amount of the unpaid debt.

Did they provide billing statements with a due date upon which to determine a level of delinquency?
