Default Home Buying Help - FHA

Hello all

I have been a lurker here since about August (on and off) small history - Aug 31 I talked to a broker about qualifying I was told I needed a 620 score first and foremost...at that time my score was 518 and my husbands was 532 (median) so I began the daunting task of repair....Our 3 in 1's were pulled 01/06/2011 and mine is now 612 and my husbands is 603 - so being that I wanted some advise on an extra push I called same broker today...and was now told new FHA requirements are 640-660 with most lenders going for the 660 and all my charge offs have to be paid or deleted This got me so discouraged today....I have been working hard since August and my lease is up here June 1 so I was really hoping to get things rolling for a house soon but now I am feeling like I hit a wall....

My questions are - what would some of you recommend as a fast resolution? is it only charge off's that I have to have as paid or deleted or is this even collection agency accounts?

I have disputed a lot online and I got most deleted this way....but now I think I need a new approach so I am open to ideas - what has worked for you?

How many positive unsecured, revolving accounts do you have reporting?

How many negatives do you have reporting?

Lenders do want any negatives taken care of. Are you a first time homebuyer? There are other programs out there available. I would definitely stay away from a Mortgage broker and just work with a lender and their residential lending department. When you mentioned broker, where you referring to a real estate broker or mortgage broker? Let me know. And I will check the score required for FHA.
