I have been living overseas for 4 years in China. I just found out my job is sending me back to the US and I need to buy a home ASAP. I found one and want to make an offer. I have 20% to put down and ran my credit but found 2 baddies. My fako score was 744 but I disputed the baddies and it went down to the upper 600s within a day. I am floored. Let me explain. The first one was a shock. I had a an auto lease for 36 mos, always paid on time and turned in on perfect terms. Apparently there was some unknown additional $244 charge that they billed to me a month after I moved to China. I don't know what for. I learned about it years later when a collection agent contacted my dad in the states. I assumed it was a mistake. I pulled my report this week saw it was a charge off and it looked like the whole lease was bad. I never had a late payment. I contacted Honda and they said debt was long sold. I wrote them a letter proving I no longer lived in US and never received any bills. I settled the lease on good terms. I am outraged. I had sold my home, had plenty of cash, never would have let this go. When I disputed, I lost. The second one was a student loan that I have. Was originally 38k. Was 60 days late 22 mos ago. Was working in remote region in central China. Payment never arrived. I didn't know it never went through. Okay. It happens. Sent loan company a letter with visas and proof that I was in one of the most remote regions in world during that time with unreliable internet and mail. That is it. Have had 4 mortgages. Never late. Credit cards. Even a limitless Amex Platinum paid in full each month. Line of home equity. NEVER LATE on anything except one student loan. Paid down to 23k but shows 33k... HHI is over 200k so debt to income ratio is good for mortgage. Long credit history, no inquiries for 2 years+. How can my score be so low? I mean people have bankruptcies and everything. I use credit cards and charge sometimes 10k in a month but pay immediately. I need my score to go up or I won't get this house. I have been at same job for over 13 years. Will I get this mortgage? What should I do? I can't even figure out who owns the car debt. Who owns Honda debt normally? Thanks so much. |

You should easily get the mortgage. Did the negatives that you disputed get removed? If so, they probably weren't negatives. I can't think of any other reason your score would go down, but then again, it's a FAKO and doesn't really matter anyway. Doesn't it say who owns the Honda debt on your credit report? Have you pulled all 3 credit reports? Have you gotten your real credit scores? You can do that from a mortgage consultant or at MyFICO.
