BigMistake is on a distinguished road
Question New and need quick advice please!!!

I am new at this, just trying to buy land, want to clean up credit reports really quick. Need some advice on the best way to handle these situations. I know this is long, but they are all the different negative stuff on my reports with Esperian and Equafax. I do not have a report from Trans Union yet(tried online but didn’t work.) Hope all of this makes some sense. If any one has had similar experiences, please let me know what you did about it. I have spent all day reading various post which have been very helpful, I know first opt out, then clean up personal stuff. After that I understand Validate, dispute, and PFD stuff, but just not really sure what I should do. One reason, concerned with SOL since these are recent, etc.

I’m assuming the one filed by judge I just need to do PFD, what do you think? Also, I hate to admit, but I never open medical bill or insurance stuff, just put it aside, really need to go look back now. As far as I know, I never paid, neither did insurance, but I will double check on that. Right now, just assume I really do owe all of them. Since some are such small amounts, like $45, wandering should I should do the PFD on some or all since I want this resolved soon. Also, very confused on what all to do with the student loans stuff, wandering now, did I make a mistake by paying recently too.

Please if anyone has any advice on any of these, I would love your input.

Under Public Records on report(never paid)
County Judge filed 3/2005(Experian)
Dentist filed civil claim judgement
$208
I was making payments at one time, but stopped.

Below are 4 different Collections(all medical, never paid)
American Credit Bureau(Experian/Equafax)
Opened or Assigned 2/2008
Reported since 5/2008
Last reported 6/2009
Original amount $35
Balance $45
Also just Equafax has 1st delinquency 12/2007
I assume was a doctor copay

IC Systems Inc.(Esperian/Equafax)
Opened or assigned 6/2004
Reported since 5/2007
Last reported 5/2007
Balance $260
Also just Equafax has 1st delinquency 2/2004
I assume doctor bill that insurance should have paid

Oxford Collection Service(Esperian)
Opened 6/2006
Reported since 8/2008
Last reported 7/2009
Balance $96
I know lab fees which are covered 100% by insurance

Specialized Collection Services(Equafax)
Assigned 12/2006
Reported 7/2007
Last reported 6/2009
1st delinquency 7/2006
Balance $217
Comments: consumer disputes this account information
I know all radiology cover by insurance at 100%, back then I think I just called OC and let them know that, assume that is how they got this comment from before it was even in collections.

3 Student Loans
I don’t really understand what has happened. Just know both show the info below as negative, then Esperian also shows another company called Higher Education Service Group and shows same amounts, dates, etc. but shows under good standing, transferred, closed, never late, deferred payments last reported in 2006 and 2007. All what I do know, I never paid anything, account was sold to Texas Guarantee 4/2009, two months ago I finally contacted them, paid the past due amount and made regular schedule payment this month too. They said if I pay on time for 9 months, a lender will buy back the loan and their info(Texas Guarantee only) will be completely off my records then. They said they are reporting already every month but there is nothing there at all, don’t know should I request them to add it or not now that I’m paying. Then, since they did buy loan, I feel like all this info below should be off or atleast showed paid, since they paid them. Otherwise, this looks like 6 to 9 different loans.

Ed Financial Services(Esperian/Equafax)
Opened 6/2006
Reported since 1/2007
Last Reported 5/2009
Original amount $1,637
Balance n/a(Esperian) 0(Equafax)
120 plus days late
Also just Equafax has 1st delinquency 5/2008
Also just Equafax has a higher amount for actual payment amount $1903
Comments: Student loan permanently filed and assigned to government.

Ed Financial Services(Esperian/Equafax)
Opened 8/2006
Reported since 5/2007
Last Reported 5/2009
Original amount $1,989
Balance n/a(Esperian) 0(Equafax)
120 plus days late
Also just Equafax has 1st delinquency 5/2008
Also just Equafax has a higher amount for actual payment amount$2,193
Comments: Student loan permanently filed and assigned to government.

Ed Financial Services(Esperian/Equafax)
Opened 8/2006
Reported since 5/2007
Last Reported 5/2009
Original amount/High Credit $729
Balance n/a(Esperian) 0(Equafax)
120 plus days late
Also just Equafax has 1st delinquency 5/2008
Also just Equafax has a higher amount for actual payment amount $849
Comments: Student loan permanently filed and assigned to government.

1 Currently Open Account(Paying on time)
Texas One Community (Equafax)
Opened 7/2008
Reported since 8/2008
Last Reported 7/2009
Original amount $5,000
Balance $4,238
Payment history 30 days late one time
Status Pays as agreed
Above is info from Equafax, and they have it under negative accounts, yet Esperian has same info other than they show this under good standings-open/never late

I would greatly appreciate any advice on the quickest and best way to handle all of these situations. Thanks!!!
